Do you visit the property?
Yes. Depending on the property, its location, and the scope of the assignment, our evaluation may include an in-person property visit, a comprehensive desktop analysis, or a combination of both. Our approach is tailored to each asset to ensure an informed, accurate, and market-driven assessment.
What do I need to provide?
The property address, property type, and size. For income properties, a current rent roll and the last 12 months of operating income and expenses help us deliver a more accurate opinion of value.
How do you determine value?
We look at recent comparable sales, the property's income measured against current cap rates, and current conditions for your asset class and submarket.
Is this an appraisal?
No. It is a broker opinion of value, prepared to help you decide whether to sell, hold, lease up, or exchange. Lenders require a separate appraisal by a licensed appraiser.
Do I have to list my property with you?
No. The valuation comes with no obligation to list.
